Job Description

GENERAL SUMMARY:

The Director of Facilities reports to the Director of Real Estate. The Director of Facilities provides supervision and direction to the Maintenance employees. The Director of Facilities is responsible for the upkeep and any minor remodeling of the institute's facilities, including mechanical and electrical systems. The Director of Facilities may personally perform higher-level maintenance functions. The Director of Facilities consults with Facility Managers at AoA parishes and schools on maintenance issues including assistance with proposal requests, bid comparisons, contracts and insurance.

PRINCIPAL DUTIES AND RESPONSIBILITIES

1. Supervises, directs and evaluates the employees of the Maintenance Department.

2. Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel.

3. Selects, trains and disciplines departmental employees according to established Archdiocesan policies.

4. Services boilers, (heating and domestic hot water boilers) including maintaining circulator pumps, flushing the system annually, and cleaning and vacuuming the fire chambers.

5. In consultation with the Director of Real Estate, sets long term plans for the maintenance of the Archdiocesan properties.

6. Directs staff on some electrical and plumbing repairs (within the scope of his/her expertise).

7. Directs staff on carpentry and other building repairs (within the scope of his/her expertise).

8. When required, is available on call seven days a week, 24 hours a day for emergencies.

9. Completes other assignments within the scope of this position as requested by the Director of Real Estate.

10. Maintains fire alarm and other fire protection and prevention systems.

11. Responsible for the maintenance of other properties owned or sponsored by the Archdiocese including weekly or bi-weekly inspections and reports on other Archdiocesan properties.

12. Maintains heating and air conditioning systems.

13. Makes appropriate staffing decisions for department. Interviews and selects new staff. Conducts performance appraisals. Counsels and disciplines staff as needed.

14. Develop staff members through orientation and ongoing training.

15. Tabulates employee hours and set department schedules.

16. Monitors inventories and orders supplies as needed. Ensures needed supplies are available.

17. Maintains sanitary and safe working environment.

18. Develops and monitors budgets for institute facilities.

19. Consults with Facilities Managers at Parishes and Schools on maintenance projects assisting with proposal requests, bid comparisons, contracts and insurance.

20. Develops annual program/meeting with AoA Facility Managers to discuss common maintenance issues to create collaboration among entities.

21. Develop and maintain a preferred vendor list to share with AoA entities.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED

1. Formal education and/or experience in Maintenance and Facilities Management.

2. Three years of demonstrated experience preferred. Prior supervisory experience preferred.

3. Excellent communication skills, both written and oral, a must.

4. Must be able to understand and carry out oral and written instructions, as well as direct employees in an appropriate manner.

5. Be familiar with a variety of tools and power equipment and maintenance methods.

6. Ability to work with others and/or independently.

7. Knowledge of standard practices, materials, tools, and terminology of building trades.

8. Ability to walk, stand maintain balance, climb ladders, crouch, lift up to 50 lbs., bend, stoop, and reach above shoulder level.

9. Ability to deal with moderate levels of stress related to time constraints and hazards of the job.

WORKING CONDITIONS

Generally, an 8-hour day; however, must be available in emergencies on a 24-hour basis.

Working conditions may at times include extreme heat and temperatures and physical hazards.

May be exposed to work that is noisy, dirty, dusty or greasy.

Work can be physically strenuous.

Work may be stressful at times.

ACCOUNTABILITY
The Director of Facilities is directly accountable to the Director of Real Estate.

Comments:
The work week is generally 40 hours per week Monday through Friday on a year round basis; however the position requires a willingness and flexibility in work hours when necessary to fulfill job responsibilities. Employee is subject to Personnel Policies and procedures prescribed for all personnel.
