Job Description
SUMMARY:The Assistant Administrator is responsible for the upkeep and improvements within the Provincialate complex which includes all the grounds and buildings and also provides maintenance services for other off-site properties owned by Seton Provincialate. The Assistant Administrator/Facilities, directs and supervises the work of the maintenance staff and the gardening staff.
QUALIFICATIONS:
• Must understand and support the mission of the Daughters of Charity and Vincentian Values as stated in the Seton Employee Handbook.
• Must possess personal qualities of integrity, respect for others, good judgment, and good communication skills.
EDUCATION AND EXPERIENCE:
• Associate degree in related field, Bachelor's degree preferred
• Certified Facility Manager (CFM) or preferred equivalent
• Experience planning and maintaining facility budgets
• Excellent verbal and written communication skills
• Experience in negotiating and managing contracts
• Experience in facilities, maintenance and gardening
• Experience in supervising staff
• Valid California's Driver License with good driving record

ESSENTIAL DUTIES:
• In conjunction with the Administrator, hires staff, evaluates performance, recommends disciplinary action and/or termination of employment
• In conjunction with the Administrator hires and supervises subcontractors as needed
• Assists Administrator in planning an annual budget for staff, equipment, maintenance, and operation of the Provincialate; may assist other sites with planning and budgeting
• Supervises operations of major building equipment and systems including boilers and heating implements systems, chillers, cooling towers, and air conditioning systems, electrical systems and emergency generators, plumbing systems and hot water heating, ventilation systems and fans, storm water drainage systems, swimming pool equipment, laundry equipment and kitchen equipment
• Directs the work of grounds and maintenance staff and mechanics and ensures that they follow all safety rules
• Plans,, and administers comprehensive preventive maintenance programs to ensure the performance and preservation of the property, buildings, and vehicles
• Initiates remedial maintenance, ensuring that skilled labor as well as proper tools, supplies, and equipment are available to respond quickly to the maintenance needs; rents or recommends the purchase of specialized equipment as needed
• Performs all system tests required to ensure the emergency systems, including fire alarm, fire control, emergency lighting and emergency generator systems, are totally functional and in compliance with applicable state and local codes
• Ensure that facilities do not impede emergency evacuation plans emergency equipment (e.g., fire trucks)
• Develops, updates, and maintains inventory records of all equipment (fixed and moveable) and furnishings
• Ensures that each Facilities department has safety training specific to tasks performed, and that there are written safety plans and periodic safety meetings; ensures that staff members are licensed/certified to perform their work, if required, and well-trained to provide and/or summon first aid
• Maintains basic skills in a variety of trades including carpentry, electrical work,
• Plumbing, heating, and air conditioning
• Assists in the day-to-day operation of facilities as may be requested by the Daughters of Charity, Seton Provincialate, MSDC, and Laboure Residence
• Other duties assigned
